Our platform is an engine built on a four-stage, symbiotic process. At each stage, actions from both homebuyers and homebuilders create a mutual benefit, turning risk into confidence and making new homes a reality.
Stage 1: Buyer Demand INFORMS Project Viability

The Binding Process Explained
Binding is the crucial step where committed buyers and a ready-to-build project lock in together. Here’s how it works, including the protections and flexibilities built in for all parties.
Buyer Readiness Levels
A buyer's position in any queue is determined by their "Readiness Level". The higher the level, the earlier they get notified about new opportunities. This system rewards commitment and preparation.
Initially, as Homebuyer's Hero starts up, documentation will only be requested when necessary. As the platform matures, buyers will be able to upload and manage these documents themselves to continuously improve their profile and ranking.
L0: Interested
A buyer has registered and selected a zone of interest. This gets them on the map but gives them the lowest priority for notifications.
L1: Engaged
The buyer has verified their cash funds with us. This shows genuine intent and gives them a solid position in the Zone Queue, enabling us to model real demand for builders.
L2: Fully Verified
The buyer has provided all financial proofs (cash, mortgage AIP, etc.). As queues for zones and projects build up, their L2 status ensures their complete readiness pushes them towards the top of the dynamic ranking.
The Fluid Queue & "What If" Scenarios
The system is designed to be fair and flexible. Here’s what happens at the binding stage.

During the planning process (S4), the "Candidate Queue" for a project remains open. New buyers can join at any time, although they will start at the bottom of the queue. This constant influx of interest ensures the project remains viable.
Why does this benefit buyers?
- It's not a permanent lock-in: If a buyer's circumstances change, they can request to leave the queue. As long as a replacement is in the queue with sufficient scoring or we have already exceeded the minimums required, they can exit without penalty.
- A high chance of success: Even if a buyer joins a queue late, some natural attrition is expected. They could move up the list and into the "guaranteed" cohort over time. Their commitment is never wasted.

Projects are structured with fallback options (e.g. over-subscribed queues or viable start-phases) to make project failure at this stage highly unlikely.
- If a buyer is in the "guaranteed" cohort (e.g., top 90%): They will be issued a contract to purchase their new home at the price they locked in.
- If a buyer is outside the cohort (e.g., position 91% and up): They are now first in line if someone from the main cohort drops out. If they don't get a home in this development, they are given a high-priority weighting to transfer to another project, putting them at the top of the list for the next opportunity.
- If a buyer changes their mind and won't sign the contract: They risk losing their financial commitment. This is necessary to protect the builder, who proceeded based on their commitment. However, if a replacement buyer is found for their slot, they can exit with minimal or no loss.
- If a project stalls due to other buyers defaulting: A buyer who remains willing and financially able to sign their contract **will not lose their commitment**. It will be protected and can be transferred to another development with a high-priority weighting.

This is the primary risk the builder carries. However, for the buyer, the outcome is simple and safe:
The buyer's financial commitment is fully refunded.
They are then free to join another development queue. We will give them a priority weighting as a thank you for their commitment, fast-tracking them on their next choice.
exit_to_appCan Buyers Leave a Queue at Any Time?
Yes, our goal is flexibility. Buyers can request to leave any queue (Provisional, Candidate, or Bound) at any time.
The condition is simple: an exit cannot jeopardise the project by eroding the "cushion" of commitment which allows the SME homebuilder to proceed in the first instance.
- Before the binding process, buyers are simply unencumbered by any comitment whatsoever.
- After binding, buyers can leave as long as another buyer is available to take their place, maintaining the minimum number of commitments needed to keep the project de-risked for the builder.
This system ensures committed projects move forward while giving buyers a fair and transparent exit path if their life plans change.
The Project Stages
Projects move through stages which are enabled by the presence of ever-increasing readiness on the part of home buyers. Yin and yang.
Project Readiness Stages
Just as buyers are ranked by their readiness, projects are advanced through stages based on their viability and the builder's commitment. This ensures only well-prepared projects are presented to committed buyers.
S0: Project Proposed
A builder submits initial project details. The project is not yet public, but its data helps us understand builder intent and can be used to gauge potential "heat" in a zone.
S1: Provisional Queue Ready
The builder provides proof of legal readiness, professional team competency, and initial finance availability. The project is now public, and buyers can join the "Provisional Queue."
S2: Candidate Queue Ready
Based on strong interest in the Provisional Queue, the builder commits to the detailed professional work (full designs, QS reports, etc.). The "Candidate Queue" for L2-ready buyers now opens.
S3: Binding Ready
All professional work is complete, and a full, transparent price assessment is submitted to Homebuyer's Hero. The project is now ready to accept binding financial commitments from buyers.
S4 / S5: Planning & Post-Planning
With buyers bound, the planning application is submitted (S4). Once planning is granted, the project moves to contract issuance and construction (S5).
