We are ready to go in any County around the country or Local Authority area in Dublin with urban-specific variants of our models.
Western Welcome and Midlands Magic are simply clusters of pre-warmed "zones", within which we have done some early homework. But feel free in your application to state any County / Municipal District you like.

Understanding Zones and Municipal Areas
Zones are geographic areas where we've studied demand, site availability, and connected with some homebuilders. The zone concept is designed to kickstart our first developments and help us concentrate our efforts, but we're flexible about where you want to live. You don't have to feel restricted to these zones in your application!
When you apply as a homebuyer or homebuilder, you can select zones as appropriate if they suit you OR you can opt to select Municipal Districts in all counties in the country and Local Authority areas in Dublin. Anywhere in Ireland (excluding NI currently) is good.
Pre-Warmed Areas
Our zones are areas where we've conducted detailed research on buyer demand, site availability, and homebuilder capacity. These may give us our first developments with concentrated activity and proven market dynamics.
Three Preferences
Set up between one and three preferences for a home. Select different zones or municipal areas, home types and price ranges for each commitment. You can even use the same zone multiple times with different specifications for budget and home type.
Queue Notifications
Once you're application is reviewed, you will be notified that all is well and again when homebuilders are moving projects along that match your needs. As more buyers join these queues, it signals demand to builders and helps drive development.
Municipal District Ready
While zones offer concentrated opportunity, we're ready to work at Municipal District level anywhere in Ireland. If our zones don't work for you, simply tell us what your preferences are when you apply and we'll take it from there.
What Really Matters
Crucially, what matters is that we have buyers and builders. If the zones concept proves unnecessary in terms of our pre-launch work, so be it. The solution adapts to where demand and supply naturally connect.
